Fees:
Each extension, loft conversion or other project will be different in size and the amount of work involved will need to be assessed accordingly. You will then be advised of the overall cost involved, prior to any design work being started, for your agreement, which will include the cost of all the design and drawing elements together with the submissions to your Council for their determinations under Planning and/or Building Regulations.
Depending on the type of work involved there may be fees involved which have to be paid to your local Council when any application for Planning or Building Regulations is submitted. These fees will be included within the overall cost given to you at the outset, so that you know everything has been accounted for.
Likewise, with some projects, the services of an independant Structural Engineer may be required and, again, this is all included for you.
There will be no increase in the fees advised unless, as sometimes happens, you change your mind on the proposal and significant additional design and drafting work is needed.
Similarly, should Planning permission be refused for any initial proposal and further drafting and application work is involved, an additional fee will need to be charged accordingly.
After the permissions have been obtained and you are ready for building, your Council will send you a request for payment to cover the Building Inspectors site visits. This fee is NOT included in the design charges as it is a seperate issue.
